UniversityHousing Facilities include maintenance, facility planning, engineering,interior design and building service.</font>&nbsp;</span></span><span style="font-family: &quot;Segoe UI&quot;"><br><h4>Job Summary</h4>Oversees University Housing Building Services operations; including cleaning services, inventory and warehouse, special event support, and service office functions. Responsible for the organization, planning, directing, and leadership of all Building Services functions in University Housing including management of personnel, finances, and equipment, and the development and implementation of programs and policies. Collaboratively participates in strategic and long-range planning for University Housing Facilities. Supervisors will engage in and implement University Housing's inclusion, culture and climate initiatives.<h4>Duties &amp; Responsibilities</h4><p><strong>Leadership and Supervision<br></strong></p><ul><li>Plan, organize and direct the operation of University Housing Facilities Building Services, Inventory, and Warehouse which consists of approximately 170 employees and has an annual budget of approximately $10 million.</li><li>Develop, administer, and supervise the activities of the Building Services staff in a manner that will provide an effective and efficient cleaning program serving approximately 8,600 undergraduate residents, 1,000 graduate residents, 750 staff members, 5 dining halls, and 1,100 Family Housing apartments. Overall square footage of facilities is 4.3 million.</li><li>Direct supervision of 2 Building Services Supervisors who supervise 15 Forepersons, providing leadership and training needed to carry out objectives and procedures of Building Services.</li><li>Responsible for the overall hiring of Building Services staff and the implementation of the contractual bidding system. Establish work schedules and approve methods to accomplish accepted standards of cleaning. Perform ongoing audits of positions, when vacant, to determine increased efficiencies in the hiring and placement of staff.</li><li>Select, secure, and be responsible for the distribution and maintenance of building services equipment, supplies, and tools.</li><li>Provide training for staff and ongoing review and evaluation to ensure the entire staff is updated on current industry standards, procedures, methods, and techniques.</li><li>Responsible for ensuring contracted agreements and divisions of responsibility are upheld. Participates in labor-management meetings and negotiations. Ensures compliance by Buildings Services with all applicable statutes, policies, and rules governing the University of Illinois System, UIUC campus, University Housing, and Civil Service.</li></ul><p><strong>Strategic Leadership and Collaboration <br></strong></p><ul><li>Provides leadership and input to the strategic direction of University Housing through long range and strategic planning. Leads and serves on teams working on a variety of complex and strategic projects.</li><li>Coordinates with Human Resources and supervisory staff to respond to personnel matters including grievances, the Performance Partnership Program (PPP), worker’s compensation, and FMLA.</li><li>Communicates on a regular and timely basis with colleagues in other University Housing departments as well as collaborative partners in other areas of the UIUC campus and University system.</li><li>Maintain the integrity of all confidential information</li><li>In the absence of the Director, may be the principal representative on University Housing Facilities matters.</li></ul><p><strong>Budget Management and Project Management <br></strong></p><ul><li>Prepares &amp; monitors budgets that reflect projections on costs related to building services for University Housing facilities.</li><li>Plans, designs, estimates, and schedules building services projects.</li><li>Inspects facilities, oversees work order scheduling, contracted services, and work projects. </li><li>Monitor supplies usage and develops programs to maximize value and efficiency in expenditures. </li></ul><br><h4>Working Conditions</h4><li>Extreme Cold : Occasionally </li><li>Extreme Heat : Occasionally </li><li>Humidity : Occasionally </li><li>Wet : Occasionally </li><li>Noise : Occasionally </li><li>Hazards : Occasionally </li><li>Temperature Changes : Occasionally </li><li>Inclement Weather : Occasionally </li><li>Tight Spaces : Occasionally </li><li>Work Outdoors : Occasionally </li><br><h4>Additional Physical Demands</h4>The position requires frequent on-campus travel.<br>Much time is spent moving throughout buildings, including inspection of areas that may involve ascending/descending and positioning self to access spaces.<br>The work is mostly performed inside buildings. Work often involves stressful situations and may require evening and weekend hours. <br>This position is to be available for After-Hours calls and response and will be responsible for appropriate triage of building emergencies that occur during and after normal business hours.<br><h4>Minimum Qualifications</h4><p>Any one or combination totaling three (3) years (36 months) from the categories below:</p><ul><li>Coursework in any field as measured by the following conversion table or its proportional equivalent:<ul><li>30 semester hours equals one (1) year (12 months)</li><li>Associate’s Degree (60 semester hours) equals eighteen months (18 months)</li><li>90 semester hours equals two (2) years (24 months)</li><li>Bachelor’s Degree (120 semester hours) equals three (3) years (36 months)</li></ul></li><li>Work experience having full responsibility for the supervision, work assignments, and control of employees performing institutional housekeeping duties (such as a foreperson in institutional custodial operations).</li><li>Five (5) years (60 months) of work experience in the management of institutional housekeeping programs, three (3) years (36 months) of which are in a supervisory capacity.</li></ul><h4> Preferred Qualifications</h4><ul><li>Building Services leadership in a University campus setting.</li><li>Experience in managing building services special projects including support of construction, renovation, and maintenance activities.</li><li>Effective communication skills with colleagues and residents of all cultures and language groups.</li><li>Effective in communicating with others on the current status of routine tasks or special projects.</li><li>Interest in personal achievement and self-development, with extensive housekeeping industry seminar participation.</li></ul><h4>Knowledge, Skills and Abilities</h4><ul><li>Ability to work in an environment with varied staff and students.</li><li>Extensive knowledge of work systems, procedures, and theories that pertain to the housekeeping industry and know how they relate to the cleaning principles and standards established for the University Housing Facilities Operations (Building Services) program.</li><li>Knowledgeable of Civil Service Statutes and Rules, Nonacademic Policy and Rules, Union Contract, and know how all of these apply to University Housing Facilities Operations (specifically Building Services).</li><li>Knowledge of how the Building Service department functions within University Housing.</li><li>Knowledgeable of supervisory principles and demonstrate supervisory ability.</li><li>Qualities of leadership with the ability to speak before a large group and conduct training sessions.</li><li>Pride in performance of job duties.</li><li>Ability to successfully work through and handle stressful situations.</li><li>Effective and proficient communication skills.</li></ul></span></p><p><span style="font-family: Arial"></span></p><h4><span style="font-family: &quot;Segoe UI&quot;">Appointment Information</span></h4><p><span style="font-family: &quot;Segoe UI&quot;"><font size="3">This is a 100% full-time Civil Service 3349 - Superintendent of Building Services position, appointed on a 12-month basis.
